January 2024 update

Thanks for stopping by and checking out our website.  The first  lockdown in March 2020  taught us a great deal about the importance of a healthy life/home & work balance. We have gravitated towards giving our team members the option of working from home for some of the working week.  The service we offer to our customers  is not affected in any way by the working from home directive, as all of our systems and phones are cloud based meaning we can literally work from any remote location. 
We recently moved offices and are settled in our new home at 62a Water Lane which is where things started way back in 2004. Since we stopped offering a property sales service and with many of our processes now completed through digital platforms, we just don't need the big space anymore.   
We've also changed our name too!  We are now trading as Albion Knights Properties. We are having a brand new website built that will be going live very soon! 
The rental market continues to be  extremely busy with demand for rental properties (and asking prices) at an all time high as there is a noticeable shortage in supply of good quality homes for rent.

The private rental sector has seen lots of legislative changes during the last few years, with over 150 pieces of legislation to contend with, having a knowledgeable agent on your side is key to a stress-free let.

Established in 2004 by our Director Sally Knights, we have been through some changes ourselves recently and we have re-branded to Albion Knights (from Albion Sales & lettings). We stopped offering a property sales service in 2021 to enable us to concentrate 100% on lettings & property management, and we are now one of the very few lettings only agents in Northampton.

Our team are based in our offices, located in Wootton NN4, and they are all very familiar with the properties we manage along with our landlords and tenants.

 Perhaps the most significant is the Renters Reform Bill & the subsequent  publication of the white paper in June 2022 pertaining to the planned abolishment of section 21 notices.  Changes are coming for sure, we so not know the exact timelines but we expect it will be at some point in early to mid 2024 . The Renters reform bill has been in the mainstream media recently, and landlords need to know what is coming.

We hold comprehensive & total loss client money protection cover and all money belonging to our Landlords & Tenants is processed/held in a ring-fenced client bank account.  We are members of the UK Association of letting Agents (UKALA) & the Property Redress Scheme





Landlords, chose our tenant find only, or fully managed service

If you understand and are prepared to comply with all the legislation (there’s currently around 150 pieces relating to the private rental sector) then our find tenant only silver service is perfect for you. We will simply advertise your property, complete the pre tenancy checks on the applicants,  draw up a tenancy agreement and then hand it over to you.

Most Landlords prefer an Agent to handle the day to day management of their rented properties. Our full management Gold service is a comprehensive management package where you leave all the hard work to us.

Repairs & Maintenance: we offer a 24/7 service

When Tenants have an issue outside of normal office hours, one of our helpful team members is on hand for them to talk to. Our experience property managers will advise of what action should be taken and offer reassurance. 

We have teamed up with Fixflo to assist Tenants with reporting maintenance issues.  It contains really useful information and self help advice which could avoid the need for a tradesperson to visit your home.  Please click on the image below to get help with an issue and to report a maintenance issue to us

If you have a genuine out of hours emergency  please call 01604 874400 and select the option for repairs & maintenance and your call will be diverted to our on call  property manager.  Please leave a voicemail if your call is not answered straight away.  Most issues can be dealt with the next day and do not require an emergency call out from a contractor. 

Our experienced property managers will advise of what action should be taken and offer reassurance if there is an out of hours emergency.

We advertise our available properties on Rightmove (click the image below to view our properties on Rightmove), right here on our own bright & interactive website and we will feature your property on social media.  

We are letting properties quicker than ever before, they are often let before we get a chance to advertise them online as we have a large volume of calls and online enquiries daily from applicants who are ready to move.  All applicants over the age of 18  who want to move into one of our rental properties are fully vetted and their right to rent in the UK is clarified .
